Proposed Reforms Under the Leasehold and Freehold Reform Act 2024

- Legal Fees: Leaseholder will no longer be liable to cover the Landlords legal fees to extend the Lease
- No Two-Year Ownership Rule: Leaseholders can now apply for an extension immediately after purchase (effective from January 2025).
- Marriage Value Removed: The additional cost payable when a lease has fewer than 80 years remaining will be abolished, reducing premiums for short leases.
